ON-CALL ENGINEERING SERVICES

On-call engineering services were provided to various AIG buildings which included: 70 Pine Street, 72 Pine Street, 80 Pine Street, 72 Wall Street, 175 Water Street, and 180 Maiden Lane.

For 70 Pine Street, L&J provided MEP engineering services for various projects which included the following:

Electric Disaster Recovery Plan (EDRP)

L&J provided a wide-variety of mechanical and electrical services on an “as-needed” basis to the American International Realty Group. One such endeavor is at 70 Pine Street where L&J is responsible for the Electrical Disaster Recovery Plan project designed to provide the 65-story building with emergency operational capacity.  The first of its kind, developed by L&J, mobile electric generator system based in an off-site location.

Electrical Infrastructure Analysis

L&J provided electrical engineering services to analyze the electric services, electric distribution systems, and prepare a report that summarizes the findings and recommendations. The project included analysis and report on the electric services and electric distribution systems to determine overload conditions, corrective recommendations, and potential options to reduce or redistribute electric loads.

6th Floor Air Handler Unit Replacement

The project included mechanical/electrical engineering design to replace two existing chilled water/steam air-handling units and associated return fans.  The design includes new piping, sheet metal, controls, variable speed drives, isolation dampers, 90% air filters and space for future UV lighting installed in the A/H units. Work also included engineering design for construction phasing requirements to maintain airflow to the floor during the air handler system replacement. Additionally the project includes new corridor tenant ductwork distribution system to meet the requirements of new tenants, existing tenants and cooling load where supplemental A/C units were removed.

35th Floor HVAC Upgrade

The project included mechanical/electrical engineering design for the installation of two new chilled water air handler units and upgrade modifications to the existing floor HVAC systems for 8,000 SF of tenant space. Work also included demolishing the existing water cooled A/C unit and associated exposed ductwork presently cooling the interior floor area, developing concepts to upgrade HVAC systems with additional capacity, develop new mechanical equipment rooms, coordinate new exposed duct layout with existing lighting, coordinate with AIG and Architect, replacement of existing perimeter Remington thru wall A/C units with new units with on/off control by the BMS and design for new automatic control valves (Danfoss Type) to be installed on perimeter hot water radiators.

Electric Preventive Maintenance (EPM)

The project included the electrical engineering for research, survey, preparation of bid documents to provide electric preventative maintenance for the first time ever and establish a continuing EPM program.
