ADULT BEHAVIORAL HEALTH CENTER
The new 4-story, 156-Bed Adult Behavioral Health Center located on the Bronx Psychiatric Center campus consists of a state-of-the-art 179,000 SF mental health facility on a consolidated 35-acre portion of the currently much larger campus. Six new buildings replaced functioning facilities on the site that must remain occupied and operational until their replacements are built.
The adult behavioral health care facility occupancy included short and long term housing and support services such as admissions, dental, medical, social services, occupational therapy and dining. Mechanical system design not only met the demand for very sophisticated installations required to maintain state-of-the-art equipment and services but also addressed all the security concerns for the mental health facility.
HVAC system design included four (4) roof top air handlers, two (2) roof top air handlers with energy recovery wheel, six (6) indoor air handlers, miscellaneous air cooled split units, variable air volume air distribution system with reheat coils and perimeter fin tube radiation in the areas with expansive glazing and laundry exhaust system. The entire HVAC system is energy efficient and designed to achieve substantial amount of LEED points.
Plumbing system design included complete storm and sanitary systems, domestic water systems, natural gas system, backflow preventer assembly (RPZ), booster system for water, compressed air and vacuum system including connection of the services to the site utilities. Domestic hot water is generated from 96% efficient condensing water heater. Air admittance valve was used to vent certain portion of the building. Plumbing design also included grease interceptor, floor sinks for the serving area.
The entire project was produced and coordinated using Building Information Modeling (BIM) software REVIT and clash detection software Navisworks. Energy modeling was performed to establish conformance with LEED v 2.2 and New York State Executive Order III using eQuest.
