RENOVATION

The program objective consisted of the rehabilitation/gut renovation of the existing office building at 250 Schermerhorn Street, Brooklyn, NY to provide a modern and efficient office environment for the Department of Labor employees.  Special consideration required for architectural and engineering concepts promoting maximum usable floor space, energy efficiency and to the incorporation of durable, easy to maintain systems and finishes.

HVAC system design included new Penthouse MER which contains three (3) new air cooled split A/C systems, two (2) gas fired condensing boilers with pumping equipment, and gas fired domestic hot water heaters.

Electrical system design included new electric switchboard and distribution system, emergency generator and ATS room, a new automatic temperature control system (EMS), and integrated camera and security system.

Plumbing system design included hot water generation utilizing gas, sanitary, vent, domestic cold and hot water systems, booster pump system for domestic water, sewage ejector system for sanitary waste and sump pump system for elevator waste.

Fire/sprinkler system design included new fire alarm system, a new sprinkler service, as well as, new combination fire standpipe/sprinkler systems.
